Renting in Cyprus is straightforward. The market is fragmented — direct
landlords + small estate agents — and the legal protections sit in
between continental Europe and the UK.

WHAT'S NORMAL

· 12-month minimum tenancy typical (long-let)
· Deposit: 1–2 months' rent
· Tenant pays utilities (electricity, water, internet) at their account
· Common-area fees on apartments: typically €30–€80/month, paid by tenant
  or landlord depending on the contract
· Furnishing: most rentals are furnished (Cyprus norm)

YOUR CONTRACT — WHAT TO INSIST ON

· In English (or bilingual) — Cyprus accepts English contracts
· Itemised inventory of furniture + condition (photos attached)
· Clear notice period both ways (1–3 months)
· Whether the deposit is held by the agent in a separate trust account
  (best) or by the landlord (request escrow if so)
· Handover of meter readings on day 1 + checked at exit
· Who pays maintenance vs repairs (norm: tenant pays small breakages,
  landlord pays structural / appliance failure not caused by tenant)

CONTRACTS REGISTRATION

Long-tenancy contracts can be optionally registered with the Department of
Lands & Surveys for stronger protection — practical for very long stays
(>5 years) or in disputes; rarely done for shorter rentals.

UTILITIES SETUP — ALLOW 1 WEEK

· Electricity (EAC): take rental contract + ID + €100 deposit to local
  EAC office. Active within 24h once paid.
· Water: visit your district water board. Quarterly billing; deposit ~€50.
· Internet: Cyta / PrimeTel / Epic — fibre activation 5–14 days
· Refuse: auto-charged through municipality bill

WHAT TO WATCH OUT FOR

· Rental scams in FB groups — never pay before viewing in person AND
  seeing the property's title
· Air-con units sized wrongly are a major utility-bill driver — check
  inverter type
· Older Paphos / village stock often has marginal heating; ask about winter
  bills
· If furnished, check appliance ages — rental fridge / washing machine
  failures are usually landlord's cost but expect to fight for quick repair

DEPOSIT RETURN

Standard practice: returned within 30 days of move-out, less reasonable
deductions for damage beyond fair wear and tear. Disputes go to small
claims court if needed; most cases resolve via the agent.

· Limassol coastal 2-bed: €1,500–€3,000/month
· Paphos 2-bed apartment: €700–€1,200/month
· Nicosia centre 2-bed: €900–€1,400/month
· Larnaca 2-bed: €800–€1,300/month
· Polis / village houses: €600–€900/month
